(BCM), both national commercial real estate mortgage brokerage firms, announces that Edward Ptacek, President (ARES) and Eric H. Better, President (BCM) jointly arranged $12,350,000 in financing for a four property multi-tenant industrial portfolio in Santa Clarita, California. The debt was provided by a CMBS lender, has a fixed interest rate of 4.40%, a 30 year amortization, three (3) years interest only and a 10 year term. The four industrial properties are located on 5.32 acres within an upscale industrial park. Combined all four buildings provide 94,941 SF. All improvements were completed in 2007. The Diamond Place properties were originally built as industrial condominiums and each unit is separately metered. The two Ferry Court buildings were built for single or dual tenancy. The owner specializes in the construction of concrete tilt-up buildings used primarily in industrial and retail (Big Box) properties. Clients have included large retailers including: Albertson’s Market, Von’s Markets, Wal Mart, Costco, Kohl’s, Food 4 Less, Bed Bath and Beyond, Target, Ralph’s, CVS Drug, Staples, Office Depot, and Home Depot where they have constructed 90 Home Depot buildings. They are a full-service in-house concrete contractor, and have an ACI Craftsman Certification.
