(BCREM) of Los Angeles, California Arranged $14.775 Million Acquisition Loan for Cheyenne Pointe, a Grocer Anchored Retail Center Located in North Las Vegas, Nevada LOS ANGELES, CA – ANALYTIC REAL ESTATE SERVICES (ARES), WALKER & DUNLOP (W&D) and BETTER COMMERCIAL REAL ESTATE MORTGAGE, INC. (BCREM), all national commercial real estate mortgage brokerage firms and/or lenders, announces that Edward Ptacek, President (ARES) and BCREM/W&D jointly arranged $14,775,000 in financing for a grocer anchored neighborhood retail center in North Las Vegas, Nevada. The debt was provided by a CMBS lender, has a fixed interest rate of 4.67%, a 30 year amortization, three (3) years interest only and a 10 year term. The subject is a 93,901 square foot grocer anchored retail property (neighborhood/ community center), located at 2045-2175 East Cheyenne Avenue in North Las Vegas, Nevada. The improvements were constructed in 2007 and are situated on a 9.23 acre site. The subject is anchored by Mariana’s Supermarket and GenX Clothing and is currently 88.2% occupied. The owner, Medford Capital, LLC and its parent and affiliated companies own retail shopping centers and malls in California, Colorado, North Dakota, Nevada and Arizona. Commenting on the debt placement, Mr. Ptacek said, “This financing request was a real challenge with numerous moving pieces, our focus was on finding a lender who could understand the strength of the property, the market, and get comfortable with the growth and stabilization occurring in the North Las Vegas area. In the end, we ended up with a lender that understood the market and the intrinsic value of these assets”.
