  • 3. Real Estate. Re-imagined! The real estate industry is changing rapidly. The days of the general practitioner are quickly vanishing and recent studies predict that 97% of the real estate business will soon be handled by only 3% of the agents. These elite Realtors® are approaching the real estate profession in an entirely different manner. They understand that consumers today expect and deserve a higher level of service along with accounta bility. Top agents recognize that the optimal way to provide this level of service is through a highly trained tea m of specialists.
  • 4. What To Expect When Working With Nate Walker Properties & RE/MAX Alliance When you work with Nate Walker Properties and RE/MAX Alliance, you can relax and leave the rest to us. Our entire tea m will be devoted to servicing you and you will never be "just another listing". You won't get passed along to a branch office, to someone's voicemail without asking, or to a secretary that knows very little about your property. It is likely that whomever takes your call in our office will be able to help you immediately. Our service is persona l and singular. We'll ask efficient questions to understand your priorities and specific goals. We know from years of experience that every seller has a special request. • 5. "We will go to great heights for you! Our primary goal is to give such exceptional service t hat you feel compelled to reco mmend us to your friends and acquainta nces when your transaction is complete." /
  • 6. This image cannot currently be displayed. A Winning Combination Nate Walker Properties, & RE/MAX Alliance have just one goal: to exceed your high expectations. And as a full service real estate team, we do it with synergy and enthusiasm. We believe in a simple philosophy...to deliver exceptional personal service and the attention you deserve, regardless of your time frame or price point. With that being said, our special niche is marketing and selling high end homes and estates in The Greater New Orleans Area. We are well known nationally and our brand is synonymous with extreme quality. Quite simply, there is no better group to represent you when it is time to buy, build, and/or sell your dream home!
  • 7. A Dream Realized It has been years in the making...Nate Walker Properties & RE/MAX Alliance. A team that has set the benchmark for real estate services in New Orleans and the surrounding area. Over the years Nate Walker Properties and RE/MAX Alliance have be recognized for their legendary services, the quality of their marketing, and their overall reputation for results. We have helped hundreds of families with their real estate needs...many who had a lifestyle dream of living on an acreage property, home on a lake, building their dream home, or having a private oasis on their own estate. Our mission is "To make the buying and selling of real estate as cost effective as possible while maintaining the highest level of service to our clients. To provide up-to-date and accurate information, skilled analysis, and sound real estate advice. To continually explore novel ideas and innovative technology to make the selling and buying of real estate more efficient and successful." Nate Walker Properties is passionate about real estate. You rarely get a second chance to do it right if not done well the first time. Puttingour clients at the center of all decisions and servicing them to the highest level is what it is all about. Real estate is not about selling "things". Homes are not just bricks and mortar - they are a place where memories are made and dreams are realized. We understand how important our skills as a Realtor® are in helping other families live out their dreams. We know that real estate has very little to do with plat maps, title work, and warranty deeds. It is more about the relationships that are formed along the way. Wework to master the art of real estate and to give exceptional service. Wewant our clients to be absolutely confident that we will do everything we can to help them achieve their goals. Whenyou are successful, we are successful.
  • 8. Putting You at the Center of Everything We Do! The traditional model for real estate has one agent trying to be all things to all people. The general practitioner provides all of the necessary services alone, thus serving only a small number of clients at a time. This business model allows for limited services, less time for marketing, and communication at best...agents used to do this and it wasn't effective. Our current team structure for real estate places you, the client, in the center of our operation with a specialist serving you during each phase of our real estate transaction. We are unique and different from other real estate firms. Our company is comprised of a team of professionals who each perform a different task in serving our clients. Every member of Nate Walker Properties and RE/MAX Alliance goes above and beyond to do whatever it takes to satisfy and delight. We efficiently get your paperwork to you electronically so you don't have to stop life to sign. We open your front door when you lock yourself out. However, we don't consider this unusual or out of the ordinary - it's what Nate Walker Properties Considers Standard Nate Walker Properties Marketing NegotiationsVendors Buyers / Agents

  • 10. The Preparation for Success Property Preview. Prepare a detailed home description. This allows us to prepare the most effective brochures and online marketing possible to highlight your house. Photography. If a picture is worth a thousand words, we think great high definition pictures of your property are worth millions of dollars. Offer suggestions to maximize your saleability. Sometimes even the smallest change can make a huge impact. Through our vast experience, we will give you advice on how to put your property in the optimal condition it needs to be at to obtain a maximum sales price. Prepare a pricing strategy. One of the ways we help you arrive at a fair listing price is to look at the current prices of similar properties in your area that are for sale and those that have recently sold. We will provide an abundance of local real estate data such as average price per square foot, days on the market, and a variety of other factors that will help you determine the accurate market price for your house. Set up staging service. We can assist in providing a professional stager to complete a detailed full home (inside and outside) consultation on how to improve the property's appearance to suit the majority of the current buyer demand. This room by room report is worth it's weight in gold and will position you ahead of the competition.
  • 11. Gather all pertinent documents. This will include home floor plan (if you have it), all tax assessments, association declaration and by-laws (if needed), updates/upgrades and more. The more information we can offer potential clients, the better your property will present. We pull together the documents in advance and have them available in our listing book as well as online. Then we won't have to bother you when we have questions from interested buyers. Collect mortgage information.Having this information right away will provide an approximate loan payoff and will assist in completing a Sellers Net Sheet, at your request. Completed Seller's Property Disclosures. These disclosures are required by the State of Louisiana and will be your personal representation to the potential buyer as to the overall condition and declaration any repairs/modifications/damages to your property. Compile listing book with documents and features. We produce a specific book which is tabbed for important aspects and highlights of your property. Install electronic lockbox. Our heavy-duty electronic lockboxes provide maximum security for our sellers and can only be accessed by licensed agents and approved vendors. Placing a yard sign and installing our 24 hour hotline rider. When yard signs are permitted, we attach a 24 hour hotline rider that allows buyers to obtain instant access to pricing details and photos of your house all day, every day. This is also a way for buyer to request showings from our team. The Preparation
  • 12. High Definition Print Marketing Even though online and digital marketing are our primary focus in today's world, consumers still prefer to touch and feel print marketing, especially when it survives the 3-second rule (does not get tossed in the trash immediately). The print marketing created by Nate Walker Properties and RE/MAX Alliance are in a class of its own and often copied by other real estate professionals. We take real estate marketing extremely seriously and our clients benefit. Our brochures, listing book, and postcards are produced on high contrast thick paper with vivid colors that bring out the features of your house.
  • 13. Global Digital Marketing We have developed our own innovative and state of the art technologies for digital marketing and communication. We take the "fishing upstream" approach with technology as we are consistently ahead of the local market in discovering and implementing novel trends. The benefit to you is our ability to attract buyers and other real estate agents from around the world to your house. Our marketing consists of a variety of means that work 24/7 for you to put your home in front of millions of prospective buyers and their agents. We are no longer confined to regular business hours or having a physical presence. We transmit information instantly and effectively to anyone, anywhere, anytime in the world. We feature your home on numerous popular websites including our own We market our listings 24 hours a day to hundreds of websites (and growing) and have the flexibility to make changes quickly when needed. Our personal website is literally a "one stop" Real Estate Information site. It not only has real estate information but everything else you would need to know if you are visiting or relocating to our area. We are one of the leaders in The New Orleans Area in implementing new technology. We enhance each listing to highlight them over the competition We override the MLS (Multiple Listing Service) feed to most 3rd part home search sites like Zillow.com, Realtor.com, and Trulia.com. Your house will be featured on over 500 websites and will flood the internet. We will add more high definition photos (up to 50 vs 25 on the MLS). We are also available to increase the wording with additional information, videos, and details that most agents cannot (or chose not to) do. The MLS allows only 250 characters but we have an unlimited amount to highlight your house. Lastly, all online leads will come to our team and not some agent that has paid for the leads. This will ensure your potential buyers will speak with someone directly involved with your sale instead of an agent who has no idea about your house.
  • 14. Professional virtual tour of your property We pay for a professional photographer that highlights your house with numerous photos in (HD) high definition while telling a story. A stunning HD virtual tour is created that includes all pertinent photos and additional details to make sure buyers feel the story that your home tells. This highly portable tool can be emailed, shared on social media, and displays beautifully on all mobile devices including cell phones. Buyers report the most important request is to see a lot of photos and we definitely oblige. Your home is marketed day and night Our highly integrated online marketing allows interested buyers and agents ease of access 24 hours a day, 365 days a year including holidays. Nate Walker Properties & RE/MAX Alliance are continually expanding our online presence which will target the largest pool of buyers. We also feature our listings on our personal website (www.natewalkerproperties.com )which generates thousands of views amonth and that number constantly grows. Buyers will have access to all the photos, details, and contact information of your house with a simple click of the mouse. We have implemented a massive online marketing strategy that involves Facebook, Google Adwords, LinkedIn, Twitter, lnstagram, and YouTube. Since over 93% of buyers start their search online, we spend the majority of time and efforts on online marketing. We have mastered the art of paid online advertising that is laser focused to specific and ctive buyers for your property. We track where the buyers are coming from so that we know where to maintain or increase the focus of our marketing efforts. Our primary goal is to get your home in front of as many potential buyers and real estate agents as possible while making your home stand out compared to your competitors.
  • 15. We implement blogging and social media to offer key information and encourage repeat visitors. Blogging capitalizes on an important aspect and demand from today's consumers. We drive traffic to our constantly updated blog (www.natewalkerproperties.com/blog.php) that provides current information on a wide array of topics including local housing market updates, tips and tricks for both buyers and sellers, specific neighborhood information, featured listings, and so much more. We encourage you and everyone else to visit often. Social media is such a large part of the information transmission today and we definitely utilize social media to your benefit. Tweeting, posting on Facebook, sending photos on lnstagram, submitting listings on all social media including Craigslist, and so forth hyper-expose the market to your property at the same time improving your online searchability with Google and others. We highly recommend you follow us on our social media links to see what we do: Facebook: www.facebook.com/nate.walker.5015/ Twitter: twitter.com/jnatewalkernola Linkedln: www.linkedin.com/pub/nate-walker/8b/790/186/ lnstagram: instagram.com/natewalkerproperties/ Pinterest: www.pinterest.com/natewalker5015/ Google+:plus.google.com/+NateWalkerProperties/posts YouTube: www.youtube.com/user/jnatewalker/ Blog: http://natewalkerproperties.com/blog.php Home Search: www.natewalkerproperties.com
  • 16. Some of the ways we tap into the power of other local and worldwide real estate agents to maximize exposure of your property: We submit your property into the Regional Multiple Listing Service (RMLS). This provides the other tens of thousands of real estate agents in the area as well as the hundreds of thousands of agents worldwide all the information they need to sell the property to their own buyers. Networking with fellow agents. We not only brag about your property to other local agents, but we host advertised open houses with door prizes and food (if appropriate) to encourage a strong attendance. This provides an optimum opportunity for agents to preview your property which will increase the likelihood that they will show it to their buyers and eventually get sold. Reverse prospect weekly to agents with buyers for your property. We are able to locate all the real estate agents that have buyers searching for homes similar to your property. We contact all of those agents constantly with a well designed email featuring your home and details about your property. This allows us to keep your property in the forefront of the agents minds. Post your property on closed Facebook groups. We are subscribers to numerous "Realtor only" Facebook groups that we market and advertise our listings weekly as well as when there is aprice correction, open house, and just listed. This allows for easy agent to agent communication and links directed back to your specific property with photos and additional details.
  • 17. Public Promotion We excel at active marketing and don't rely on other individuals to sell your property. With that being said, we also believe that "word of mouth can be the best advertisi ng!' Here is how we get the word out about your property: We hold advertised Open Houses. We don't focus our marketing on open houses although it is a great way to get a lot of people through your home especially after it is just listed or another special event. We talk to the neighbors. We send out large glossy postcards to the surrounding homeowners announcing your house is on the market. Neighbors are often the best source of referrals as they know the area and possibly people that may want to move in the neighborhood. We notify our personal buyers. Our website allows us to match any and all of our qualified buyers with specific homes that may fit the buyer's criteria. We present your property to every buyer that would be a match. We average 200+ buyers actively searching on our personal site at one given time. We network through Social Media. Technology and social media dominate the real estate world although the average Realtor is 7 years behind in both social media and technology. We, on the other hand, are the benchmark and mentor other agents in technology and social media. Presenting your home to millions of prospective buyers through Facebook, Twitter, lnstagram, blogging, Google+, and more allows simple and quick transmission of information about your property.
  • 18. The Negotiations – What Happens WhenAn Offer Is Received ? Through years of experience and thousands of happy families served, Nate Walker Properties and RE/MAX Alliance have a wealth of experience and strength to bring to the negotiating table. Here is what we do for you when offers are submitted on your property: Qualify and counsel serious buyers and their agents towards a decision. We also provide answers to countless questions or technical matters. Evaluate and offer an objective, third party opinion when contracts are presented. We will highlight the positive and negative aspects of the offer while making specific recommendations for structuring the contract in your best interest. A "win-win" situation is what we strive for so that both parties are satisfied which will increase the overall success of the transaction. We advise that, as long as there are contingencies remaining on your contract, we continue to show your property with your permission. We always look to bring in a backup offer whenever possible in case things do not go as planned.
  • 19. Communication isVital During the Listing Process Communication is an area where numerous Realtors fall short. In surveys conducted by NAR (National Association of Realtors), lack of communication from their agent was the #1 complaint from sellers. Nate Walker Properties and RE/MAX Alliance are committed to being proactive in the listing process through proven systems and our proud team service. Here are the ways Nate Walker Properties and the Team communicate with you: We handle the communication with all Realtors to obtain feedback that showed your property. We can't force agents to provide feedback although we work hard to get feedback from their buyers on your home's condition, pricing, appeal, and so forth. This information is vital to stay ahead of your competition and the constant fluctuating housing market. We also send you a weekly market reports from different sources that will show you what is going on in the area compared to your home, what the competition is doing, and how your home is doing with online views. Lastly, we communicate with you at least once a week on showing feedback, current market conditions, open house success, the ongoing status of our marketing, and anything else that is pertinent at that time.
  • 20. BeCautiousofOverpricing–HereisWhy : The wrong prospective buyers look at the property.... If any at all. House hunters not only buy in price ranges, they also look in price ranges. Overpricing is the #1 way to limit the amount of buyers for your house. Cooperating Realtors don't want to lose credibility with their buyers by showing overpriced listings. Cooperating Realtors know from experience that fair offers on overpriced properties are often rejected. Buyers are often embarrassed to make offers considerably below the list price so opt not to even go through the process of writing an offer. The property may become over-exposed and stagnant. Area Realtors and potential buyers begin to assume there is something seriously wrong with the property. Even subsequent price reductions do not regain the lost market. Frequently qualified buyers who inspect overpriced listing decide at that point to eliminate the home from their potential homes to purchase, now, and in the future. When the buyers see that a property has been on the market for a long period of time, they automatically assume they can get a bargain. Extremely low offers are likely at this point. Overpricing properties help sell the competition and those that are priced competitively in the current market. While overpricing properties may eventually sell, they typically sell for dramatically less than if they were priced competitively when the property was initially listed. Solution: Price Competitively Right Away
  • 21. Now That YouAre Under Contract The Seamless Transaction...here are some of the steps we take during the "under contract" process: - We confirm that the earnest money has been deposited in the escrow account. - We deliver condominium declarations and by-laws or Home Owners Association documents to the buyers agents (if applicable). - We follow up with the buyers agent to ensure all paperwork is completely signed by all parties. - We coordinate with the buyer's lender regarding loan approval process and status. - We ensure appraisals and necessary surveys have been ordered from the buyer's lender. - We obtain a pre-approval letter from the buyer's lender. - We arrange access with the lender's appraiser. - We make sure the buyer's agent receives all disclosures. - We assist with ensuring the inspector has access to the property. - We negotiate any personal items that may be included, such as furniture, and prepare a bill of sale to be attached to the purchase agreement. - We coordinate the closing arrangements and provide the closing assistants with the appropriate documents needed. - We assist the buyer's agent with final walk-through coordination. - We consult with you, the buyer's agent, and the closing agents throughout the settlement and troubleshoot any potential problems in advance, or handle last minute complications. "Our goal is to have you leave your real estate experience with us feeling like it was the best you have ever had."
  • 22. Our Partnership With You The marketing and sale of your property requires us to work together to get the job done. This is what we ask from you: - Price your property competitively. - Work with our stager and follow her professional advice to prepare you home in the best showing position. - Cooperate in making access for showings as easy as possible for Realtors. - Keep your home in proper showing condition daily including inside and outside of the home. - Provide all pertinent information and documents related to property as requested. - Complete and sign all property disclosures forms accurately and truthfully. - Be candid with your recommendations and suggestions at any time during the marketing process. - Notify us when travel plans take you away from your home and how to stay in communication. - When an offer comes in, listen to our advice. Be timely and diligent in your response. Expect to honor reasonable contingencies. - Consider all offers individually. Be prepared to make reasonable compromises when necessary. - Sign and return all paperwork promptly. - Take care of any maintenance required. - Plan to close and vacate the property on the scheduled date, per contract. - Deliver your property in the condition required at closing. This includes properly cleaned, no items left in the home, and the home left in great condition.
  • 23. AClientReviewIsWorthAThousandWords Success leaves clues........ We have helped families buy and sell rea l esta te for yea rs. Let our past and current clients spea k on our behalf. Will you r property be the next add ition to our history of success? Our Service Will Elevate Your Expectations! I was reluctant to put my home on the market with a real estate agent, but, Nate changed my mind and I am happy he did, he is a very conscientious and knowledgeable real estate person. He took care of all the advertising and details of selling and negotiating, which I loved. I even received what I thought was a great price for my home. He kept me informed every step of the way during the process of selling my home and did it in 23 days. He even took care of getting results from other vendors that I needed. Amazing results. Amazing guy. I would recommend using him as your agent too. You won’t be sorry. Greatful always, Mary Niswonger Thank you so much for putting your heart and soul into the sale of our home. You have gone the extra mile numerous times (open house, advertising, walking the dog during a showing, putting up with me and my anxiety disorder lol). It really means so much to Garland and I. We will definitely seek out your services when we start to search for our next home. I'm very glad our paths crossed again:) I need to give you a huge hug!!! Melissa Nate, On behalf of the entire Whittington crew- I want to say thanks for making our home search and purchase such a smooth process. As you know, Dawn and I have moved 13 households during our 23+ years of military service and have come out the end with a somewhat negative taste for the realty process. There are unfortunate attributes that some in your profession exhibit and used to their advantage- you have used these to model your approach in a completely different and positive way. Your process and genuine caring for people debunked our thoughts and prejudices 1000%. You sir are completely different and take your job highly personal and will realize your goals very quickly. Thanks Again, Jessie Whittington Simply put, Nate was truly remarkable and absolutely helpful. My wife and I were very pleased with his professionalism and how knowledgeable he was on the entire process. We also really loved the fact that he treated our home search (which was in a lower price range) like it was the same as someone buying a million dollar house. His main goal was to make us happy and to find something that we loved, and he made true to that. We undoubtedly enjoyed having Nate as our buying agent and will always consider him for all of our future transactions. We cannot thank him enough for aiding in the acquisition of our first home. Stefan & Heather
  • 24. A Seller’s Guide To Interviewing An Agent There are hundreds of real estate licensees in our area. Choosing the right agent for your home can be confusing. It is especially difficult when you speak with several different agents, and they all seem so convincing about how they will attempt to sell your home. There is a way to determine who is the most likely to succeed in getting your price and terms. The key is knowing the right questions to ask. The following list provides you with questions to ask each prospective Realtor. You should ask me these questions as well. The answers to these questions will tell you what you need to know in order to make the decision that is best for you. 1. Do you work as a full-time Realtor ®? 2. Do you GUARANTEE your services? 3. May I cancel my listing with you at anytime if I am not satisfied with your performance? 4. Why should I list with you? 5. Do you have a system to follow-up so that we get valuable feedback after every showing? 6. How many properties have you sold within the past 6 months? 90 days? 30 days? 7. Do you have references that I may check? (Sellers who are currently or previously listed with you) 8. Do you have an Internet Strategy that includes Social Networking and Syndication to expose and promote my home 24-7? 9. What is my property worth? What listing price do you recommend? Will it sell at that price? 10. Do you have a written Specific Marketing Plan designed to sell my property quickly and for top dollar? 11. What is the single most valuable service you provide to a home seller like me?
  • 25. Marketing Schedule Before going "live" on the Multiple Listing Service {MLS) When under contract, we can legally market your home for sale before it actually goes on the MLS. We prefer not to have showings prior to your home going on the market as we don't want to limit your options although it is your choice to have exclusive showings. This is a fantastic way to increase buyer and agent awareness about your home that will be coming on the market soon. We describe it as a teaser trailer for a summer blockbuster movie and get the excitement building right away. We would gladly provide more details about our ability to offer this marketing secret in person. - Pre-list marketing on: •Facebook (on multiple real estate pages/groups) •Listed on our RE/MAX website where hundreds of agents will see it •400Doors.com (real estate agents can search pre-listed homes for sale) •Featured in an advertised blog post on our personal website •Promote to Specific Global Markets via the RE/MAX Global Network Day of listing or "going live" online (Preferably Monday or Tuesday) - Input house details into the Multiple Listing Service (MLS) •Upload your sellers disclosures, feature &highlights list, 20+ photos, &virtual tour - "For Sale" sign put in yard •24 hr voice assistance/details about your home •OPEN HOUSE rider put on for upcoming weekend - Flood the internet with your "just listed" property •Multiple Listing Service (Matrix) •Facebook (multiple pages/groups) •Google+ •Twitter •lnstagram •Linkedln •Email •Other personal marketing sites
  • 26. Marketing Schedule Day 2 of listing - Blog specifically about your home to increase online "searchability" &SEO - Create YouTube videosfrom 2 different sources and posted on multiple channels - Enhance your listing to override the Multiple Listing Service (MLS) feed to most 3rd party home search sites like Zillow.com, Realtor.com, and Trulia.com. Your home will be sent to over 500 websites (and growing) and will flood the Internet with your property. We are able to: •Add more photos and all will be in high definition (up to 50 vs 25 on the MLS) •Increase wording to provide additional and important information about your house: - MLS only allows 250 characters to describe a listing - we have an unlimited amount with our paid service. •All online leads will come to us and we will personally follow up with each one to make sure we speak for your home instead of an agent that has paid to get online leads that knows NOTHING about your home! - Run paid "Just Listed" adson Facebook for one week Week 2 - Change main photo that is the primary display online to refresh your homes appearance to buyers. The plan is to have a different photo to increase the online clicks on your property and get prior buyers to look at your house again. Week 3 - If no offers presented or showings for two weeks, the market is telling us the home is over-priced. Now is an optimal time to correct the price to facilitate more showings. Average correction is 2-5% of the current price. - Open house possibility to generate additional excitement Week 6 - If your home hasn't received any offers by this point, something more drastic needs to take place. Granted, the market may have shifted or your home is in a price range where there are fewer buyers. If this is the case, then we will discuss this further at the 6 week mark. - Cancel the listing and relist it with a new price along with updated photos (if season changed) and property description. This will turn your listing into a "new listing"and will be presented to all buyers searching for homes like yours.
  • 27. COLD HARD FACT #1: Less than 3% of homes sell from an open house guest since 95% of buyers are already working with a real estate agent. COLD HARD FACT #2: The average real estate agent uses open houses to gain more clients for themselves.
  • 28. Open Houses Our Open House Standards We have devised a proven plan with our open houses that produce the highest results. This is a sampling of what we do for you. 1. Since we typically list our homes on Monday or Tuesday, we post the open house the same time we list your home for sale. 2. We advertise your open house frequently including paid ads on Facebook, Twitter, Craigslist, as well as on the multiple listing service (MLS) the week prior. 3. We use unique OPEN HOUSE signs that draw attention and easily guide visitors to your property instead of another agent's open house. 4. We show up early to make sure all the lights including lamps are turned on. 5. Do a thorough walk-through checking on potential missed items like shutting toilet seats, toaster left out, bed unmade, etc. 6. We don't require visitors to sign in although we do encourage it. 7. Offer quality and informative handouts about your home. 8. Follow up with all guests and agents that came through the open house within 24 hours. 9. Connect with you afterwards to go over the amount of traffic, success stories, issues that require your attention, and visitor feedback. 10. We are dressed professionally, nicely groomed, well spoken and knowledgeable about your house, and present your home with the utmost regard.
  • 29. Myths Real Estate Myths MYTH #1: DISCOUNT BROKERS CAN DO AN ADEQUATE JOB SELLING REAL ESTATE. FACT: Promotional costs such as professional photography, virtual tours and videos, brochures, advertisements, MLS inserting fees, staging advice, printing, direct mailers, signage, property websites, etc are paid for . Will the discount broker have a staff to personally attend to your specific needs? Does s/he have a proven marketing plan? The amount of buyers through your house will be far less if marketing is limited, and unfortunately, discount brokers usually mean limited service. Remember that you only pay us our commission when your house sells. You will owe us nothing if we don't get you the result of a sale! "Aggressive actions get you aggressive results!!!!" MYTH #2: YOU SHOULD SELECT A REALTOR WHO SAYS THEY CAN GET YOU THE HIGHEST SALES PRICE. FACT: This is the oldest scam in the real estate world to tell the sellers what they want to hear and compliment the home to get the listing. Instead, insist on a well-researched, computerized market analysis to determine a realistic amount so that your home will be competitive in today's market. Select your Realtor based on their qualifications, then decide with them on the price. Never select an agent solely based on their price recommendation. Remember, the market sets the price......not you.....not your agent....the market does. MYTH #3: EMPTY HOMES SHOW AS NICELYAS FURNISHED HOMES FACT: The important consideration is whether or not a house is properly staged as well as the overall condition of the house. If you must move to your new home before your old house has sold, we have a stager on staff that would provide beneficial advice and suggestions to maintain the warmth of your home. Most buyers cannot visualize the size or layout of a room thus staging the house to sell is so important. You never have a second chance for a first impression. MYTH #4: PROPERTY CONDITION IS NOT IMPORTANT TO BUYERS FACT: A property in superior condition will sell faster and for more money than a house in average condition with a lower asking price. Many sellers understand this and repaint, re-carpet, and seek advice for their house in preparation for selling. These sellers know that home buyers purchase value and will perceive a clean, fresh house as more appealing than an average, worn out, "please forgive our mess", dark home.
