  • 1. Steven Gouletas: Demand Remains High in Chicago Rental Market
  • 2.     As chief executive officer, Steven Gouletas leads National Rental Service, a property management firm active in Chicago and Orlando. Over the past several years, rents for the most desirable downtown Chicago apartments have risen, and according to the vice president of Appraisal Research Counselors, a group that analyzes the Chicago residential market, that trend will most likely continue into the foreseeable future. Total rent for prime downtown real estate rose more than 7.5 percent from 2011 to 2012. In suburban areas, by comparison, Appraisal Research Counselors observed more modest rent growth.
  • 3.     Commonly, experts divide Chicago properties into classes designated by letters. "A" properties represent recent apartment construction that includes units with amenities like washers and dryers. "B" properties encompass properties constructed before "A" units came along and raised the bar by offering extras. Rents for "A" apartments have risen, even more than "B" apartments, on strong demand spurred by an influx of people that find rentals more attractive on account of uncertainty in the housing market.
